Plans are underway by Unicorn Contracting Corporation, based in Cold Spring, for a redevelopment of four lots- Murphy's Restaurant at 355 Kear Street, the Coldwell Banker Building at 366 Underhill Avenue, the Grace Building, at 360 Underhill Avenue and a vacant parcel at Route 118 and Kear Street.

The restaurant would be demolished and a 3-story 40,000 square foot office and retail building would be built on the Grace and Murphy properties, according to plans presented to the Yorktown Planning Board at the March 13 meeting. Murphy's would mainly be used as a parking lot. No potential tenants have been identified, though a 2,925 square foot bank is being proposed.

The project will feature a driveway connection from Kear Street through to Underhill Avenue. The access on Underhill Avenue would consolidate the entrance to the Coldwell Banker and the Grace Building into one main access and the barn behind the Grace Building would be demolished.

Murphy's Restaurant is run by Patrick Murphy, brother of Sen. Terrence Murphy (R-Yorktown.) The senator is not involved in the day to day operations of the restaurant but is a 30 percent investor in the property, according to lohud. Murphy's is currently listed for sale by McGrath Realty for $2.3 million.

The Grace Building is owned by Supervisor Michael Grace.
